Completed in 2026 after several phases of design and construction, this project by Scalar Architecture is a two-story addition to an existing building located at the prominent corner of Bowery and 2nd Street in New York City. The intervention introduces over 7,000 square feet of new and renovated presidential spaces distributed across three levels, carefully integrated within a dense and highly regulated urban context.
The project required a rigorous structural strategy and close navigation of New York City’s complex building codes. The addition engages both the architectural and environmental conditions of the site, most notably through a distinctive sloped glazing system. This angled façade responds to multiple constraints: optimizing daylight, mitigating solar gain, enhancing urban views, and addressing bird-safety considerations—an increasingly critical factor in contemporary envelope design.
Inside, the design approach balances high-performance building systems with a warm, domestic sensibility. The renovated structure incorporates mid-century inspired furnishings, bold color compositions, and a sequence of spatial “arcades” that organize movement and visual continuity throughout the interiors. Material selections emphasize tactility and responsiveness, creating an environment that is both refined and sensorial engaging.
The result is a layered architectural intervention that reconciles technical complexity with a strong experiential identity—anchored in its urban context while offering a distinct interior atmosphere.
